A community-led initiative

A fairer, more connected Falcon Creek.

Our homes should be places of belonging. Some neighbors have described frustration, uncertainty and a sense that community rules are not being applied consistently—including concerns about fines for street parking. We're coming together to listen, understand the facts, and work toward clear, fair, transparent rules for everyone.

Our story

Why neighbors came together

Homeowners have reported concerns about selective enforcement, unexpected or disputed fines, and difficulty understanding the rules and how decisions are made.

One example residents have raised is enforcement around street parking: homeowners question whether the recorded covenants authorize rules for public streets, and the Association has acknowledged an internal $300 fine schedule that was not generally published. See what the rules say.

Some have said these experiences leave them uncomfortable in a place they should feel at home. Others want more open communication and confidence that expectations are the same for every household.

These are resident accounts, not adjudicated findings.

Four issues. One shared community.

Fair rules. A clear record. A meaningful voice.

We want every neighbor to feel at home. These four questions connect our shared goal of fairness with the documents, the Association’s account and the records still needed.

Governance

Can we follow the Board’s decisions?

The Association says its search found no Board minutes from January 2023 onward. Approval records, filed written consents and a clear inspection process would help neighbors understand how community decisions are made.

Fining

Are fines clear and fair?

Homeowners question whether the Board is attempting to regulate parking on public streets beyond the authority granted by the recorded covenants, and whether enforcement relies on internal policies that were not documented or distributed to all owners—among them an acknowledged, generally unpublished $300 fine schedule—rather than the notice, cure and hearing steps the governing documents require.

Elections

How were our directors chosen?

Counsel says no elections were held at the Association’s last three annual meetings because member quorum was not achieved. The roster is disclosed, but election dates, terms and appointment records are needed to understand each director’s status, including any lawful holdover.

What this initiative is—and isn't

Read how evidence is gathered and labelled in our methodology.

  • An independent homeowner resource, not the official HOA website.
  • Open to correction. We welcome perspectives from the board and residents, and civil dialogue. The board has a standing right of reply — email corrections, documents or responses to falconcreekcom@gmail.com.
  • Careful with claims. Allegations are attributed and examined against the records.
  • Not a legal finding and not an official HOA vote.

Our goal isn't to divide Falcon Creek further. It's to help neighbors find common ground.

The motions are draft proposals. There is no online voting on this site.
